摘要
随着世界经济一体化不断深入,国内市场经济建设不断完善,企业所面临的市场竞争日益激烈,多元化筹资渠道对企业生存发展有着极其重要的作用。尽管企业筹资种类很多,但是负债经营利用其财务杠杆效应成为众多企业融资的主要方式。国外学者对财务杠杆及财务风险的研究趋于成熟并应用在实际,而我国由于市场经济体制确立相对较晚,财务杠杆的研究仍处于起步阶段,国内对财务杠杆理论的需求迫在眉睫。由于财务杠杆理论的匮乏,企业在实际财务杠杆的运用中无从下手。房地产企业属于资产密集型企业,需要大量资金,而有效利用市场经济规律进行负债融资,能够有效缓解资金压力,推动企业更好发展。
本文就以万科房地产为例研究了地产行业的财务杠杆效应,系统介绍国内外关于企业财务杠杆文献及相关理论,在此基础上从万科房地产财务杠杆的作用强度、成长性、资产结构比率、公司规模四方面着重说明了万科房地产财务杠杆的影响因素,并指出万科房地产企业财务杠杆发挥正效应,但其资产负债率偏高。为此,从确定合理负债水平、增强财务杠杆弹性、保持财务杠杆与与其现金流一致、优化企业股权、完善财务管理结构、完善试产监管体系六个角度针对性的提出完善万科地产财务杠杆的对策。

Abstract
With the deepening of the world economic integration and the continuous improvement of the domestic market economy, the market competition is increasingly fierce, and the diversified financing channels play an important role in the survival and development of enterprises. Although there are many types of enterprise financing, but the use of debt management leverage its financial leverage has become the main way of financing. Foreign scholars study on financial leverage and financial risks tend to be mature and applied in practice, because of our market economic system was established relatively late on financial leverage is still in the initial stage, the domestic demand for financial leverage theory imminent. Due to the lack of financial leverage theory, enterprises in the actual use of financial leverage can not start. The real estate enterprise belongs to the asset intensive enterprise, needs a large amount of funds, and the effective use of the market economy law to carry on the debt financing, can effectively alleviate the financial pressure, promote the enterprise to develop better.
In this paper, the effects of financial leverage to Vanke Real Estate as an example of the real estate industry, introduced the system at home and abroad on the corporate financial leverage literature and related theories, on the basis of strength, from Vanke Real estate financial leverage growth, asset structure ratio, company size four aspects emphatically illustrates the factors which influence the real estate financial leverage the financial leverage, and pointed out that Vanke Real estate enterprises play a positive effect, but the high rate of assets and liabilities. Therefore, from the reasonable debt level, enhance the financial leverage, financial leverage and maintain elasticity and cash flow, optimize the ownership and improve the six aspects of financial management structure, perfect trial supervision system puts forward countermeasures to improve the financial leverage of Vanke Real estate.
