物流园区建设规模确定方法研究

摘要：在界定物流量的基础上，提出涉及多个物流园区所在区域内的物流量应进行合理分摊，并利用分摊物流量计算物流园区建设规模，同时结合国内物流园区建设经验对计算出的物流园区建设规模进行类比分析，得出一种定量分析与定性分析相结合的物流园区建设规模确定方法。

Abstract: Based on the definition of logistics volume, this paper introduces the needs to allocate logistics volume reasonably in a region where more than one logistics parks are located and to define the construction scales accordingly; meanwhile it carries out analogy analysis on the calculated construction scale by referring to the experience of domestic logistic park construction and finally comes to a certain method on logistics park construction, which is based on the combination of quantitative analysis and qualitative analysis.

随着现代物流业的兴起，国内各地都纷纷把建设物流园区作为促进物流业发展的重要举措。我国物流产业起步晚，在物流园区建设过程中，难免出现物流园区定位不明晰、建设规模不确定以及园区内部建设无序等一系列问题，其中以物流园区建设规模问题最为突出。据统计，目前国内物流园区的数量有200多个，空置率高达60%以上[1]。园区的闲置现象严重的重要原因之一，就是园区规模偏大。本文结合物流园区规划实践经验，对物流园区的建设规模确定方法进行研究。一方面，借鉴国内已建成的物流园区经验，结合本地经济发展水平进行相应调整，另一方面，结合建立数学模型加以确定物流园区的建设规模。 1物流量分析 1.1物流量的界定
