全生命周期工程造价管理研究

摘 要

众所周知，建设工程其中一项的重要组成部分就是工程造价管理，其中要根据项目的计划去计算成本，数量以及价格，但这些统计与计算需要在项目的实施过程中同时进行分配和完成。对于工程造价管理这一现金的管理理念是在二十世纪左右引入我国并逐渐得到推广，正在慢慢的普及。全生命周期工程造价管理在实施过程中运用数学模型等方法强调工程建设初期阶段、施工阶段和养护阶段的最优成本，选择最合适的造价管理策略。从全生命周期工程造价的角度估算建设项目的全生命成本，对计划具有特殊的重要意义。

全生命周期的工程造价管理模式是近年来国际上，尤其是世界先进国家非常常用的一种工程造价模式，该模型将项目从施工前、施工、运行、维护成本的几个阶段期间开始，然后运用经济学、跨学科的分析架构，系统理论考虑项目建设成本和使用成本，使项目全成本最小化。本文分析了我国全生命周期工程造价管理的现状，探讨了全生命周期的工程造价管理的特点与优点，对全生命周期工程造价管理模式进行深入分析，提出对全生命周期工程造价管理在我国发展的分析和建议。

Research On Life Cycle Cost Management

Abstract

As everyone knows， an important part of one of the construction project is the project cost management， which is going to cost， according to the project plan number， price and cost， but also need these statistics and calculation are assigned and completed in the process of implementation of the project. For the management of the project cost of the cash management concept is introduced in around twentieth Century and gradually spread to our country， is slowly spread. The life cycle cost management in the implementation process using mathematical model to emphasize the optimal cost stage， construction stage， construction stage and maintenance stage of the initial construction of the project， the strategic goal of the whole life cycle cost management to choose the most appropriate cost management strategy. It is very important to estimate the whole life cost of construction project from the point of view of life cycle cost.

The whole life cycle model in recent years， especially the international advanced countries in the world is a common engineering cost model， the model will project from during the pre construction， construction， operation and maintenance cost of several stages， and then use the analytical framework of economics， interdisciplinary， system theory considering the project construction cost and use cost， make the project total cost minimization. This paper analyzes the current situation of cost management in our country， discusses the characteristics of engineering cost management in the whole life cycle and， combined with excellent domestic life cycle cost management case in-depth analysis of the whole life cycle cost management， put forward to the
