房地产销售管理系统VB

摘 要

随着社会主义市场经济的建立与发展,我国房地产行业迅速崛起。房地产业的兴旺发达促进了相关行业的极大繁荣,如建材、建筑设计、施工、房地产销售、市场营销、律师业等。但是在房地产销售中也出现了一些问题。如资料管理手段落后,销售工作不规范等。这些问题导致了房地产销售行业的效率低下。在日趋激烈的市场竞争环境中,需要运用先进的IT信息技术和现代管理思想来提高房地产行业的管理水平、工作效率和服务质量。进一步降低运营成本、提高经济效益,最终提升房地产销售公司的市场竞争力。

计算机被广泛应用于信息管理系统的环境。计算机的最大好处在于利用它能够进行信息管理。使用计算机进行信息控制,不仅提高了工作效率,而且大大的提高了其安全性。尤其对于像学生这样复杂的信息管理,计算机能够充分发挥它的优越性。

房地产销售管理系统是典型的信息管理系统(MIS),其开发主要包括后台数据库的建立和维护以及前端应用程序的开发两个方面。对于前者要求建立起数据一致性和完整性强、数据安全性好的库。而对于后者则要求应用程序功能完备,易使用等特点。经过分析,我使用 Microsoft公司的Visual Basic开发工具,利用其提供的各种面向对象的开发工具,尤其是数据窗口这能方便而简洁操纵数据库的智能化对象,首先在短时间内建立系统应用原型,然后,对初始原型系统进行需求迭代,不断修正和改进,直到形成用户满意的可行系统,再结合学生信息管理的要求,对SQL Server 2000数据库管理系统、SQL语言原理、Visual Basic应用程序设计,Visual Basic数据库技术进行了较深入的学习和应用,主要完成对房地产销售管理系统的需求分析、功能模块划分、数据库模式分析,并由此设计了数据库结构和应用程序。

本论文主要包括概述,总体设计,数据库设计,详细设计和系统测试与开发结果共五章内容及开发本系统其它有关信息。第1章主要介绍本系统的特点、开发背景、开发目的、开发目标以及开发本系统所需要的开发工具等。第2章主要介绍本系统开发的前期工作,包括需求分析、可行性分析以及本系统的功能设计等。第3章第1节主要进行数据库的设计,包括数据库的需求设计、概念设计和逻辑设计。第2节和第3节主要介绍数据库的实现及数据库的约束性,并在数据库的实现中对Server SQL 2000和Visual Basic进行设置和对数据库的创建。第4章在前两章的前期工作的基础上进行详细设计。第1节主要对各个功能模块进行流程设计,第2节主要对各个功能模块的窗体进行设计。第5章主要介绍对系统测试和开发结果的介绍。

为此,本文开发了房地产销售管理信息系统。本系统的应用对于规范房地产市场运作和管理具有一定的现实意义。。

Abstract

With the establishment and development of the socialist market economy, China's real estate industry is rapidly emerging. The prosperity of the real estate industry to promote the great prosperity of the related industries, such as building materials, architectural design, construction, real estate sales, marketing, lawyers industry. But in the real estate sales, there have been some problems. Behind such as data management tools, sales are not standardized. These problems lead to inefficiencies of the real estate sales industry. In the increasingly fierce market competition environment, the need to use advanced IT information technology and modern management thinking to improve the management level of the real estate industry, working efficiency and quality of service. To further reduce operating costs, improve economic efficiency, and ultimately enhance the market competitiveness of the real estate sales company.

The computer is widely used in environmental information management system. The greatest advantage of the computer is to use it to information management. The use of computers for control of information, not only to improve the work efficiency, and greatly improve its security. Especially for such a complex as student information management, the computer can give full play to its advantage.

Real estate sales management system is a typical management information system (MIS), includes the development of the back-end database establishment and maintenance of the front-end application development aspects. For the former requirement to establish data consistency and integrity, data security, a good library. For the latter requires the application fully functional, easy to use features. After analysis, I use Microsoft's Visual Basic development tool, its use of the various object-oriented development tools, especially the intelligent object data window which can be simple and easy to manipulate the database system applications, the first in a short time demand iterative prototype, and then, the initial prototype system, constantly revised and improved, until the formation of a viable system of customer satisfaction, combined with the student information management requirements of SQL Server 2000 database management system, the principle of the SQL language, Visual Basic application Programming Visual Basic database technology more in-depth learning and application, mainly to complete the student information management system needs analysis, division of function modules, database schema analysis and design of database structure and application.

This dissertation includes an overview of the overall design, database design, detailed design and system testing and development results in five chapters the content and development of the system other relevant information. Chapter 1 introduces the characteristics of the system development background, the purpose of development, development objectives and the development of the system development tools. Chapter 2 introduces the development of the system of preliminary work, including requirements analysis, feasibility analysis, and the functions of the system design. Chapter 3, a database design, including requirements for the database design, conceptual design and logical design. 2 and 3 introduces the database implementation and database constraints, and the realization of the database in Server SQL 2000 and Visual Basic to set up and create the database. Chapter 4 of the first two chapters of the preliminary work on the basis of the detailed design. 1, the various functional modules, process design, the two main design the form of various functional modules. Chapter 5 introduces the introduction of the results of system testing and development.

To this end, we developed a real estate sales management information system. The application of this system for the specification of the operation and management of the real estate market has some practical significance. .
