在移交阶段前由工程部组建清水房验收小组，由验收组长组织监理单位、土建单位按《成都市分户验收标准》对各栋进行质量验收，完成验收报告，形成相关验收记录。

与精装的移交项目为户内工程部分、公共区域部分、安装工程三部分。精装单位安排人员对土建组的验收记录进行实测核查，核查结果汇总至验收组长，由验收组长组织监理、土建、精装三方共同约定整改完成时间并签字。没有问题的部分可先行移交。精装无法接受的部分待整改完毕后四方共同检查无误后填写移交单，四方签字，视此项目移交完毕。

三、 清水房验收方案

1. 验收条件、形式

项目各分部已送电试运行，给水系统、消防水系统已通水、保压，排水系统管网通畅，各类设备均能正常工作，户内厨房、卫生间、阳台保持一定的灌水，安装工程满足正常使用条件。项目分为4个单项工程独立进行申报及验收，即户内工程部分、公共区域部分、安装工程、景观工程；安装工程依据实际需要可以分为电气、给排水、暖通、电梯、智能化系统（含火灾自动报警及联动控制系统）等分部工程进行阶段验收或联合验收。验收小组对每户进行全数检查。 2. 职责

2.1. 工程部：负责组织验收小组完成内部验收及整改工作进行复核，最终形成验收报告。 2.2. 质量督导部：负责为验收提供技术指导，监督验收过程的真实性。 2.3. 监理单位：抽派人员参加验收小组，全程参与验收。
