基于产城融合理念的工业园区更新与利用研究

摘要： 产城分离是我国工业园区普遍存在的问题，是困扰地区甚至城市经济发展的重要因素之一。产城融合的理念是工业园区产城分离问题的一种新思路。本文对产城融合的理念内涵做了较为深入的解析，分析沈阳大东汽车城存在的问题，并指出724工厂的更新与利用是汽车城产城融合发展的重要契机与途径。文章从功能、文化、生态三个方面提出了在产城融合理念的指导下，724工厂更新与利用的规划措施，希望为同类工业园区的更新与利用提供借鉴。 Abstract： The city-industry separation is a common problem in China's industrial parks and is one of the important factors that plague the economic development of the region or even the city. The concept of city-industry integration is a new idea for solving the problem in industrial parks. This article makes a deep analysis of the connotation of the city-industry integration， analyzes the problems existing in Shenyang Dadong Motor City， and points out that the renewal and utilization of the 724 factory is an important opportunity and avenue for the integration and development of the automobile city. The article puts forward planning measures for the renewal and utilization of 724 factory under the guidance of the concept of city-industry integration from function， culture and ecology， hoping to provide references for the renewal and utilization of similar industrial parks. 关键词： 产城融合；工业园区；更新与利用

随着我国城镇化进程的不断加快，全国各地广泛开展了工业园区的建设。在这个过程中，工业园区成为了城市空间与经济增长的助推器，带动了城市的发展。但与此同时，产城分离的现象成为各大工业园区普遍存在的问题。一方面，过于关注园区内部生产空间集聚发展带来的经济效益，忽略了部分生产所需的配套服务功能，造成了工业园区产业结构单一、生产服务设施缺乏、产业文化缺失等问题。另一方面，过于强调园区自身的发展与建设，忽略了与周边城区的沟通与反馈，造成了职住失衡、居民生活服务设施缺乏等问题。在此背景下，产城融合的理念成为解决工业园区产城分离问题的一种新思路。 2 “产城融合”的概念与内涵
